The building is the easy part

On a commercial project, the concrete and steel are the easy part. What happens in the months before the shovel is what decides whether it succeeds.

The part everyone worries about — the slab, the steel, the roof — is maybe a fifth of what decides whether a commercial build works. Framing a building is a solved problem. Good crews do it every day across greater Houston. The four-fifths that happens before anyone breaks ground is where projects are actually won or lost.

What the first four-fifths is

Long before a crew shows up, the outcome is mostly set. It gets set in the questions nobody made you answer:

  • Due diligence on the site, before you own the problems buried in it.
  • A business plan the building has to serve, so the square footage matches what you’ll actually do in it.
  • A real budget, priced against every risk, before the first line is drawn.
  • Permitting and financing sequenced so one doesn’t stall the other.

Why the order decides everything

Get that groundwork right and construction becomes execution — a schedule to run, not a fight to survive. Get it wrong and no amount of clean field work saves you. You can’t frame your way out of a bad budget or a site that was never right for the plan. That’s the work most firms skip and the work we start with.
