Start with a Direction Session.
Whether you have a new build, build-out, renovation, or simply land and an idea, a Direction Session helps define what the project needs to accomplish.
We'll evaluate the opportunity, establish a comprehensive budget, and give you a clear go/no-go recommendation before design begins. A complete package you can make a decision from, backed by a commitment rather than an estimate that changes later.

Why start here
What you get from a Direction Session.
A Real Number, Not a Range
We account for the risks we can identify, including permitting, site conditions, and market factors, then establish a number we can stand behind. You receive a clear go/no-go recommendation before committing significant money to design.
One Accountable Party
Design and construction are managed under one contract and one accountable team. You are not left coordinating separate architects and contractors. When a problem arises, you know who is responsible for solving it.
The Why Before the What
We begin with what the building must accomplish for your business, not with a drawing. Getting the business plan, budget, and project requirements aligned first helps prevent avoidable change orders, rework, and confusion later.
What happens next
From hello to a real budget.
- 01
You Send What You Have
An idea and a budget are enough to begin. You do not need drawings or a finished plan.
- 02
We Call You Back
You will hear from us within one business day, and you will speak with someone directly involved in evaluating and leading the project.
- 03
We Ask Why
We have a straightforward conversation about what you are building, what it must accomplish for the business, and what the financial parameters are.
- 04
You Get a Number
Before design begins, you receive a written project budget and a clear go/no-go recommendation. If the numbers do not support the project, we will tell you.

Before you call
Common questions.
Have questions about the process, timing, budget, or fit? These answers should help clarify what to expect.
- No. There is no charge for the initial budget, and it is a real number, not a broad range that leaves room for surprises after you have committed.
- Because that order protects the owner. We price the project first, then design to the budget. That allows you to determine whether the project works before paying an architect to design something you may not be able to afford to build.
- We work throughout Greater Houston, including Spring, The Woodlands, Tomball, Cypress, and surrounding areas. If your project is near the edge of our service area, ask. We will give you a direct answer.
- Yes. We build commercial ground-up projects, tenant build-outs, renovations, and additions. But when the numbers do not work or the site is not right for the project, we say so before the owner is heavily invested. We have advised owners to sell their land rather than build on it. We would rather lose the job than build the wrong project.
