Only about one-fifth of a commercial project involves pouring concrete and hanging steel. The rest — due diligence, budgeting, permitting, financing, and design — is where projects are won or lost.

Most firms begin with the drawings. We begin with your business plan, then one team carries the project through ribbon cutting and beyond.

    Due Diligence and the Business Plan

    Before anyone sketches a wall, we examine your business plan and pressure-test the project. What must the building do for your business, and does the investment make financial sense? Owners understand their businesses. The construction industry often assumes they also know exactly what the building must do to support them. We do not build on that assumption. We ask why first, and we are willing to recommend not building when that is the better decision.

    A Real Budget, Then Go or No-Go

    Before design begins, we establish a realistic project cost that accounts for known risks. Within the first few weeks, you receive a direct recommendation: build, wait, or walk away. It is a number you can plan and finance around, not an early estimate that continues to drift.

    Permitting and Financing Strategy

    Permitting and financing are addressed from the beginning, not discovered halfway through the project. We coordinate with your lender so the draw schedule aligns with the construction schedule, and we address approvals that could quietly delay the project before they become problems.

    Design Management

    Once the budget is established, we design to it. Materials, systems, and site conditions are evaluated against the approved project cost. Trade-offs are made early, on paper, when they are easier and less expensive to address.

    Build

    One team. One contract. The team that established the budget and managed the design also manages the build, eliminating unnecessary handoffs and repeated explanations. You have one point of contact from the first estimate through the final inspection.

    The 11-Month Walkthrough and Beyond

    We contact you before the warranty period ends and walk the building with you at eleven months, while any covered issues can still be addressed. First-year maintenance support is included, and our accountability does not end when the doors open. We build for long-term operation and long-term client relationships.
