The client developed this community to provide safe and affordable housing. The real test of that isn't the day it opens — it's whether the property still runs the way it was built to a year later, when the general contractor has usually moved on.

Stay on site. Fix the cause, not just the symptom.

We stayed actively on site: managing warranty items, coordinating subcontractors, and keeping a direct line to the client so issues got raised and closed instead of accumulating.

The list was real work. Resolving problems with the sanitary lift station. Erosion undermining the transformer pads. Timely repairs to critical systems including backup power. In each case we corrected the immediate issue and put a preventative fix behind it, so it wasn't a standing appointment. Where self-performing the work controlled the cost, we self-performed it.
