Light industrial
Mustang CATLong Drive
An acquired facility that turned out to have no valid occupancy — brought into compliance with the City of Houston, then replaced, without the client losing a day of operation.

They bought a building they weren't legally allowed to occupy.
An industrial client acquired an existing facility and discovered the building did not have proper occupancy with the City of Houston. That is not a paperwork problem — it is an obstacle to operating the business at all.
They also needed a new facility on the same site, and needed to keep running while it was planned and built. Permitting was tangled further by multiple existing buildings that had been combined into a single property.

Fix the occupancy first. Then build the new one around a working business.
We took ownership of the permitting strategy early and worked directly with the City of Houston to bring the existing facility into compliance. That cleared the immediate risk and established a path the rest of the project could be built on.
With that settled, we phased the work so the client stayed fully operational while the new facility was designed and constructed — carrying the budgeting and the decision-making support through every stage rather than handing it back at the permit desk.
