A new residential community built through permitting, weather, and bad ground — finished on the day the homes were scheduled to arrive.

Location
Crosby, TX

Permitting, weather, and ground that didn't cooperate.

The client set out to build a new residential community in Crosby, giving people an affordable and flexible place to live. The site had other ideas. Permitting requirements, unpredictable weather, and difficult ground conditions all showed up early and stayed.

Adjust the plan as the site tells you what it is.

We worked with the client on a cost-conscious site plan that got the most out of the property — without giving up functionality or the long-term value that makes the next phase worth building.

Then we kept evaluating. As conditions changed we made strategic design adjustments, which is what kept the job moving through repeated weather delays instead of stalling every time it rained. Staying disciplined on the budget and quick on decisions meant the delays stayed delays and never became a hit to what the client set out to spend.

One team, start to finish

  1. Plan

Built a cost-conscious site plan with the client, getting the most out of the property without trading away functionality or long-term value.

  2. Adjust

Kept evaluating site conditions through construction and made design changes where they improved the development rather than just resolved a problem.

  3. Protect

Held the focus on budget and quick decisions so weather delays cost schedule, not the financial goals.

  4. Deliver

Finished construction in time for the manufactured homes to come straight to the site — no off-site storage, no waiting.

Done the week the homes showed up.

Construction finished in time for the manufactured homes to be delivered directly to the site — no costly off-site storage, no schedule disruption on the delivery end.

The client is now moving forward with future phases, which is the part that matters. Crosby is the kind of project that either earns the next one or doesn't.
