Project Manager

Our clients get one point of contact, and it’s the PM. You pick the job up at turnover from preconstruction and carry it to closeout — budget, buyout, documents, and the result. You report to the Vice President of Project Management and work alongside the superintendents, the assistant project manager, the project administrator, and accounting.

What you’ll do

• Manage every phase from turnover through closeout, starting by reviewing preconstruction’s estimate assumptions, scope, and contract requirements.
• Build a project execution plan that matches the contract, the budget, and what the owner actually expects.
• Own the budget and the schedule of values; track cost and forecast where the job lands.
• Review subcontractor pricing, evaluate and price change orders, and watch profitability for the risk sitting in it.
• Prepare owner pay applications, review and approve subcontractor pay applications, and coordinate payment with accounting.
• Run the documents — RFIs, submittals, purchase orders — and keep every log current and accurate.
• Procure subcontractors and suppliers, and coordinate material deliveries against the schedule.
• Work with the superintendents to coordinate the field, and coordinate inspections, permitting, and regulatory requirements.
• Serve as the owner’s point of contact: run the meetings, document them, and communicate progress, budget, schedule, and risk.
• Keep the field and the client ahead of potential delays and changes — early notice, every time.

What you bring

• Two or more years of commercial construction project management. High school diploma or GED required.
• Strong command of commercial construction methods, contract administration, and project delivery, and the ability to read drawings and specifications.
• Working knowledge of Autodesk Build, Viewpoint Vista, Bluebeam Revu, and Excel.
• Preferred: a bachelor’s in Construction Management or Engineering, design-build and construction management delivery experience, and OSHA 30.
• The communication instincts to deliver bad news early and good news accurately.
